The plot of land measuring 40,850 m2 is located 10 km from the city of Cetinje on the way to the famous tourist attraction of Lipa Cave, in a picturesque valley overlooking Lake Skadar. On the property, there is an old building (designated as a "cottage") with an area of 129 m2, and two auxiliary buildings with areas of 28 and 17 m2, as well as an operational ancient well with high-quality drinking water and an old footpath. The area of the plot is a nature park, rich in vegetation, and is ideally suited for the construction of an eco-village, a tourist resort, or an ethnic mini-hotel. The active development of eco-tourism in Montenegro in recent years indicates the investment attractiveness of this region and its great potential. The cable car project from Kotor to Lovćen, launched in the current season, and further to Cetinje, will significantly increase tourist traffic in this direction. The proximity to attractions such as Cetinje, Lovćen, and Lake Skadar will ensure the demand for this project for both external and internal tourism.
