The land plot is located in the area of Podkoshlyun, approximately 250 m from the sea by air and about 550 m by road. The cascading configuration of the terrain provides a beautiful view of the sea, the Old Town, and one of the symbols of the city of Budva – the island of Saint Nicholas. It consists of 2 large cadastral plots, which include 3 urban plots and cannot be purchased separately. Each plot has documentation UTU, defining the permitted construction parameters for buildings with a total area of 2188 m2. Plot 1 – area 313 m2, construction of a building of 268 m2 is permitted; the allowed number of floors for the building is garage + 3 floors. Plot 2 – area 1654 m2, construction of 2 buildings with areas of 774 m2 and 1146 m2 is permitted, garage + 4 floors. There is direct access from the public road, and there is also other infrastructure on the plot (city water supply, electricity, sewage). Podkoshlyun is a residential and tourist settlement in the broader center of Budva, where all the most important facilities are available year-round: numerous markets, pharmacies, restaurants, a kindergarten, and a post office.
